Design / Build is the wave of the future, or of the past, depending on how you look at it. Years ago, Customers told a Builder what they wanted and they gave them a price then built it. Now for a Customer to get exactly what they want and to meet all of the applicable codes requires either one really sharp Architect or a group of Tradesmen which each design their own phase of the total project.
In the case of the Architect, drawings are made with the input of the Customer to the Architect. I am not knocking their profession, but the most knowledgeable people in the Trades (Electrical, Mechanical and Plumbing) are the people that work with it everyday. The plans are then sent out to bid and the lowest price usually gets the job. (See related article) We all know that some plans have holes you could drive a Mack Truck through. This results in change orders, and extra cost to the owner.
With Design / Build, the Customer interacts with each individual trade to realize the project. It requires more time of the owner, but it is the responsibility of each Tradesman involved to design and build their section of the project so there are no extras. Turn Key!
